{"id":118426,"date":"2025-07-08T08:57:08","date_gmt":"2025-07-08T08:57:08","guid":{"rendered":"https:\/\/rdnews.al\/?p=118426"},"modified":"2025-07-08T08:57:08","modified_gmt":"2025-07-08T08:57:08","slug":"shqiperia-me-cmimet-me-te-shtrenjta-te-apartamenteve-ne-europe","status":"publish","type":"post","link":"https:\/\/rdnews.al\/index.php\/2025\/07\/08\/shqiperia-me-cmimet-me-te-shtrenjta-te-apartamenteve-ne-europe\/","title":{"rendered":"Shqip\u00ebria me \u00e7mimet m\u00eb t\u00eb shtrenjta t\u00eb apartamenteve n\u00eb Europ\u00eb!"},"content":{"rendered":"<p>Nj\u00eb familjeje mesatare shqiptare i duhen mesatarisht 16.3 vite pune p\u00ebr t\u00eb bler\u00eb nj\u00eb apartament.<\/p>\n<p>Kjo koh\u00eb \u00ebsht\u00eb m\u00eb e gjata n\u00eb t\u00eb gjith\u00eb Europ\u00ebn, sipas treguesit Numbeo, q\u00eb llogarit indeksin e \u00e7mimit ndaj t\u00eb ardhurave, q\u00eb mat p\u00ebrballueshm\u00ebrin\u00eb e blerjes s\u00eb nj\u00eb apartamenti, p\u00ebr mesin e vitit 2025.<\/p>\n<p>Kjo \u00ebsht\u00eb hera e par\u00eb q\u00eb Shqip\u00ebria del n\u00eb fund t\u00eb list\u00ebs p\u00ebr raportin e \u00e7mimeve t\u00eb apartamenteve ndaj t\u00eb ardhurave n\u00eb 36 shtete t\u00eb matura.<\/p>\n<p>N\u00eb renditjen e fillimit t\u00eb vitit 2024, viti m\u00eb i hersh\u00ebm kur Shqip\u00ebria \u00ebsht\u00eb p\u00ebrfshir\u00eb n\u00eb k\u00ebt\u00eb tregues, vendi renditej n\u00eb vend t\u00eb 32, me 13.8 vite, duke l\u00ebn\u00eb pas nd\u00ebr t\u00eb tjera Maqedonin\u00eb e Veriut (14.8) dhe Serbin\u00eb (16.8), q\u00eb ishte e fundit n\u00eb list\u00eb.<\/p>\n<p>P\u00ebrkeq\u00ebsimi n\u00eb renditjen e fundit tregon p\u00ebr nj\u00eb rritje m\u00eb t\u00eb shpejt\u00eb t\u00eb \u00e7mimeve t\u00eb apartamenteve n\u00eb raport me t\u00eb ardhurat. N\u00eb Shqip\u00ebri, paga mesatare mujore bruto p\u00ebr vitin 2024, sipas INSTAT, arriti n\u00eb 77.5 mij\u00eb lek\u00eb\/ muaj, ose rreth 770 euro. Megjithat\u00eb, pagat n\u00eb Shqip\u00ebri mbeten rreth 30% m\u00eb t\u00eb ul\u00ebta se n\u00eb vendet e tjera t\u00eb rajonit.<\/p>\n<p>Paga m\u00eb e lart\u00eb mesatare mujore bruto\u00a0\u00ebsht\u00eb n\u00eb Serbi, m\u00eb 1150 euro n\u00eb muaj (135,403 dinar\u00eb serb\u00eb). N\u00eb Bosnj\u00eb dhe Hercegovin\u00eb, paga \u00ebsht\u00eb gati 1100 euro (2140 Bam). N\u00eb Mal t\u00eb Zi paga \u00ebsht\u00eb 1083 euro. Edhe Maqedonia e Veriut paguan mesatarisht punonj\u00ebsit me m\u00eb shum\u00eb se nj\u00eb mij\u00eb euro n\u00eb muaj, konkretisht 62 mij\u00eb dinar\u00eb maqedonas, ose 1020 euro n\u00eb muaj.<\/p>\n<p>Rritja e \u00e7mimeve t\u00eb apartamenteve ka qen\u00eb shum\u00eb m\u00eb e shpejt\u00eb, duke e b\u00ebr\u00eb gjithnj\u00eb e m\u00eb t\u00eb v\u00ebshtir\u00eb p\u00ebr nj\u00eb familje q\u00eb t\u00eb blej\u00eb nj\u00eb sht\u00ebpi. Banka e Shqip\u00ebris\u00eb ka vler\u00ebsuar se \u00e7mimet e banesave iu kthyen rritjes s\u00eb shpejt\u00eb n\u00eb gjasht\u00ebmujorin e dyt\u00eb t\u00eb vitit t\u00eb kaluar.<\/p>\n<p>Indeksi Fischer i p\u00ebrllogaritur nga Banka e Shqip\u00ebris\u00eb tregoi q\u00eb \u00e7mimi mesatar i banesave t\u00eb shitura gjat\u00eb periudh\u00ebs u rrit me 23.6% n\u00eb krahasim me gjasht\u00ebmujorin e kaluar, dhe me 44.5% n\u00eb krahasim me nj\u00eb vit m\u00eb par\u00eb.<\/p>\n<p>Sipas agjencive t\u00eb pasurive t\u00eb paluajtshme, n\u00eb kryeqytet, \u00e7mimet e shitjes n\u00eb disa prej zonave periferike nga Paskuqani n\u00eb Shkoz\u00eb variojn\u00eb nga 900 deri 1,400 euro p\u00ebr met\u00ebr katror. Banesat brenda zon\u00ebs s\u00eb verdh\u00eb t\u00eb nd\u00ebrtimit ofrohen me \u00e7mime shitje mbi 1,500 euro p\u00ebr met\u00ebr katror.<\/p>\n<p>Nd\u00ebrsa n\u00eb zonat e qendr\u00ebs dhe brenda Unaz\u00ebs s\u00eb Vog\u00ebl nuk gjen m\u00eb apartamente me \u00e7mime n\u00ebn 2,000 euro p\u00ebr met\u00ebr katror dhe sa m\u00eb shum\u00eb i afrohesh qendr\u00ebs \u00e7mimet arrijn\u00eb n\u00eb 3-4 mij\u00eb euro\/met\u00ebr katror. N\u00eb zon\u00ebn pran\u00eb liqenit dhe n\u00eb kullat n\u00eb qend\u00ebr t\u00eb Tiran\u00ebs, \u00e7mimet fillojn\u00eb nga 5 mij\u00eb euro p\u00ebr met\u00ebr katror.<\/p>\n<p>N\u00eb Durr\u00ebs apartamentet fillojn\u00eb nga 1200 -1700 euro p\u00ebr met\u00ebr katror, sipas ofertave aktuale t\u00eb agjencive. \u00c7mimet m\u00eb t\u00eb larta ka n\u00eb zonat me pamje deti dhe komplekset p\u00ebr banor\u00eb t\u00eb nivelit t\u00eb lart\u00eb, deri n\u00eb 2,000 euro\/m\u00b2.<\/p>\n<p>N\u00eb zon\u00ebn e Lungomare, Agjenci si Smart Capital dhe Vlora Estate ofrojn\u00eb apartamente 2+1 me sip\u00ebrfaqe rreth 110\u202fm\u00b2 p\u00ebr 215,000\u2013285,000 euro, q\u00eb p\u00ebrkthehen n\u00eb 1,950\u20132,600 euro\/m\u00b2.<\/p>\n<p>Zonat pak m\u00eb t\u00eb thella (Rradhim\u00eb, Kalaja, Uji i Ftoht\u00eb) kan\u00eb \u00e7mime prej 130,000\u2013160,000 euro p\u00ebr 60\u201380\u202fm\u00b2, q\u00eb korrespondojn\u00eb n\u00eb 1,700\u20132,200 euro\/m\u00b2.<\/p>\n<p>N\u00eb Sarand\u00eb p\u00ebr nj\u00eb apartament mesatar, sipas agjencive, \u00e7mimi luhatet rreth 1,800\u20132,200 euro\/m\u00b2, nd\u00ebrsa investimet n\u00eb zona luksi shkojn\u00eb deri n\u00eb 2,500\u20132,800 euro\/m\u00b2.<\/p>\n<p>Pas Shqip\u00ebris\u00eb, apartamentet m\u00eb t\u00eb shtrenjta sipas fuqis\u00eb bler\u00ebse jan\u00eb n\u00eb Serbi, vler\u00ebson Numbeo, me 15.8 vjet.<\/p>\n<p>M\u00eb pas renditen Rusia (15.5), Portugalia (14.6). n\u00eb rajon, apartamentet m\u00eb t\u00eb lira jan\u00eb n\u00eb Maqedonin\u00eb e veriut, ku nj\u00eb familjeje i duhet t\u00eb punoj\u00eb 12.5 vjet (mungojn\u00eb t\u00eb dh\u00ebnat p\u00ebr Indeksi \u00c7mim ndaj t\u00eb ardhurave mat p\u00ebrballueshm\u00ebrin\u00eb e blerjes s\u00eb nj\u00eb apartamenti.
