Nd\u00ebrsa \u00e7mimi p\u00ebr met\u00ebr katror sip\u00ebrfaqe nd\u00ebrtimi p\u00ebr parkim t\u00eb mbuluar dhe bodrume \u00ebsht\u00eb 70% e \u00e7mimit t\u00eb sip\u00ebrfaqeve t\u00eb apartamenteve t\u00eb banimit sipas qyteteve. Pra vlera e nj\u00eb garazhi t\u00eb mbyllur apo bodrumi llogaritet me 70% e \u00e7mimit t\u00eb \u00e7mimit t\u00eb referenc\u00ebs s\u00eb apartamenteve t\u00eb banimit sipas zonave kadastrale t\u00eb qyteteve.<\/p>\n<p>Monitor ka llogaritur detyrimin e ri p\u00ebr taks\u00ebn e nd\u00ebrtes\u00ebs t\u00eb nj\u00eb pronari garazhi t\u00eb mbyllur apo bodrumi me sip\u00ebrfaqe 50 m2 p\u00ebr 119 zonat e reja kadastrale n\u00eb rrethe. Aktualisht rrethet jan\u00eb t\u00eb ndara secili qytet vet\u00ebm n\u00eb 1 zon\u00eb kadastrale. Me \u00e7mimet e reja propozohen shtimi i disa zonave t\u00eb reja. \u00c7mimet e reja t\u00eb referenc\u00ebs n\u00eb rrethe t\u00eb propozuara nga Ministria e Financave parashikohet t\u00eb nisin zbatimin nga 1 janari 2026.<\/p>\n<p>Rritja e detyrimeve p\u00ebr pronar\u00ebt e garazheve dhe bodrumeve n\u00eb rrethe pritet t\u00eb varioj\u00eb nga 0.2% deri n\u00eb 196%, n\u00eb t\u00eb nj\u00ebjta vlera q\u00eb pritet t\u00eb ndryshojn\u00eb edhe \u00e7mimet e reja t\u00eb referenc\u00eb<\/p>\n<p>Konkretisht sipas llogaritjeve me m\u00eb tep\u00ebr detyrime do t\u00eb ngarkohen pronar\u00ebt e garazheve dhe bodrumeve t\u00eb zon\u00ebs kadastrale nr.13 n\u00eb Durr\u00ebs q\u00eb n\u00eb terren p\u00ebrkon me zon\u00ebn af\u00ebr portit. N\u00eb k\u00ebt\u00eb zon\u00eb \u00e7mimet e referenc\u00ebs s\u00eb apartamenteve nga 67,500 lek\u00eb p\u00ebr met\u00ebr katror \u00ebsht\u00eb propozuar t\u00eb jet\u00eb 200,000 lek\u00eb p\u00ebr met\u00ebr katror. Rritje 196%.<\/p>\n<p>N\u00ebse nj\u00eb individ zot\u00ebron nj\u00eb garazh t\u00eb mbyllur me sip\u00ebrfaqe 50 m2 n\u00eb k\u00ebt\u00eb zon\u00eb nga 4,725 lek\u00eb n\u00eb vit detyrim p\u00ebr taks\u00ebn e nd\u00ebrtes\u00ebs q\u00eb paguan, pas miratimit t\u00eb \u00e7mimeve t\u00eb reja t\u00eb referenc\u00ebs do t\u00eb ngarkohet me nj\u00eb detyrim prej 14,000 lek\u00eb n\u00eb vit. Rritja n\u00eb vler\u00eb do t\u00eb jet\u00eb 9,275 lek\u00eb m\u00eb shum\u00eb sesa paguan aktualisht apo 196.3% m\u00eb tep\u00ebr.<\/p>\n<p>Rritje t\u00eb lart\u00eb detyrimesh n\u00eb Durr\u00ebs pritet t\u00eb ket\u00eb edhe p\u00ebr zon\u00ebn kadastrale nr.6 q\u00eb n\u00eb terren p\u00ebrkon n\u00eb bregdetin e Gjirit t\u00eb Lal\u00ebzit. Nga 4,725 lek\u00eb n\u00eb vit q\u00eb paguan taks\u00ebn p\u00ebr garazhin nj\u00eb individ aktualisht, me hyrjen n\u00eb fuqi t\u00eb \u00e7mimeve t\u00eb referenc\u00ebs detyrimi do t\u00eb rritet n\u00eb vler\u00ebn e 5,075 lek\u00ebve. Detyrimi i ri p\u00ebr nj\u00eb pronar me garazh t\u00eb mbyllur me sip\u00ebrfaqe 50 m2 do t\u00eb jet\u00eb 9,800 lek\u00eb n\u00eb vit apo 107% m\u00eb shum\u00eb sesa paguan aktualisht.<\/p>\n<p>Rritje t\u00eb ndjeshme detyrimesh t\u00eb taks\u00ebs s\u00eb nd\u00ebrtes\u00ebs p\u00ebr garazhet pritet t\u00eb ket\u00eb edhe p\u00ebr zonat e reja kadastrale n\u00eb Himar\u00eb. P\u00ebrkat\u00ebsisht n\u00eb zon\u00ebn nr.1 kadastrale \u00e7mimi i referenc\u00ebs rritet nga 58,000 lek\u00eb p\u00ebr met\u00ebr katror q\u00eb \u00ebsht\u00eb aktualisht propozohet n\u00eb vler\u00ebn e 140,000 lek\u00eb p\u00ebr met\u00ebr katror.<\/p>\n<p>Detyrimi i taks\u00ebs s\u00eb nd\u00ebrtes\u00ebs p\u00ebr garazhin e mbyllur nga 4,060 lek\u00eb n\u00eb vit q\u00eb \u00ebsht\u00eb aktualisht, do t\u00eb arrij\u00eb n\u00eb 9,800 lek\u00eb n\u00eb vit. Rritja n\u00eb vler\u00eb llogaritet 5,740 lek\u00eb n\u00eb vit apo 141.3% m\u00eb shum\u00eb. Nd\u00ebrsa n\u00eb zon\u00ebn nr.2 kadastrale n\u00eb Himar\u00eb detyrimi i taks\u00ebs p\u00ebr nj\u00eb pronar garazhi apo bodrumi nga 4,060 lek\u00eb n\u00eb vit pritet t\u00eb arrij\u00eb n\u00eb 7,000 lek\u00eb n\u00eb vit. Rritja n\u00eb vler\u00eb 2,940 lek\u00eb apo 72% m\u00eb shum\u00eb.<\/p>\n<p>Shtimi i detyrimeve p\u00ebr taks\u00ebn e nd\u00ebrtes\u00ebs si p\u00ebr apartamentet e banimit, nj\u00ebsit\u00eb tregtare, bodrumet e garazhet e mbyllura ndodhi edhe n\u00eb Tiran\u00eb, pas vendimit t\u00eb miratuar n\u00eb fund t\u00eb muajit korrik t\u00eb vitit 2023, p\u00ebr rritjen e \u00e7mimeve t\u00eb referenc\u00ebs mbi t\u00eb cil\u00ebt llogaritet vlera e pasuris\u00eb s\u00eb paluajtshme p\u00ebr taks\u00ebn e nd\u00ebrtes\u00ebs. \u00c7mimet e referenc\u00ebs kishin mbetur t\u00eb pandryshuara q\u00eb nga viti 2016.<\/p>\n<p>Me ndryshimet q\u00eb hyn\u00eb n\u00eb fuqi n\u00eb korrik 2023, u rrit\u00ebn \u00e7mimet n\u00eb 32 zonat kadastrale t\u00eb kryeqytetit dhe n\u00eb 5 nj\u00ebsit\u00eb administrative t\u00eb Tiran\u00ebs. Nd\u00ebrsa n\u00eb at\u00eb periudh\u00eb n\u00eb rrethe \u00e7mimet e referenc\u00ebs mbet\u00ebn t\u00eb pandryshuara.<\/p>\n<p>N\u00eb Tirana \u00e7mimet e referenc\u00ebs s\u00eb apartamenteve u rrit\u00ebn nga 5 deri n\u00eb 76%. Zona me \u00e7mimet m\u00eb t\u00eb lart\u00eb t\u00eb referenc\u00ebs vijon t\u00eb mbetet ajo e ish Bllokut q\u00eb p\u00ebrkon me zon\u00ebn kadastrale 5\/1. Me \u00e7mimet e referenc\u00ebs t\u00eb 2016-\u00ebs \u00e7mimi fiskal i k\u00ebsaj zone ishte 190,000 lek\u00eb p\u00ebr met\u00ebr katror. N\u00eb vler\u00eb \u00e7mimi referenc\u00eb \u00ebsht\u00eb rritur 56,700 lek\u00eb\/m2.
