{"id":124089,"date":"2025-09-24T16:39:26","date_gmt":"2025-09-24T16:39:26","guid":{"rendered":"https:\/\/rdnews.al\/?p=124089"},"modified":"2025-09-24T16:39:26","modified_gmt":"2025-09-24T16:39:26","slug":"raporti-shqiperia-me-rritjen-me-te-larte-te-cmimeve-te-apartamenteve","status":"publish","type":"post","link":"https:\/\/rdnews.al\/index.php\/2025\/09\/24\/raporti-shqiperia-me-rritjen-me-te-larte-te-cmimeve-te-apartamenteve\/","title":{"rendered":"Raporti: Shqip\u00ebria me rritjen m\u00eb t\u00eb lart\u00eb t\u00eb \u00e7mimeve t\u00eb apartamenteve!"},"content":{"rendered":"<p>Shqip\u00ebria renditet nj\u00eb nga vendet q\u00eb ka par\u00eb rritjen m\u00eb t\u00eb lart\u00eb t\u00eb \u00e7mimeve n\u00eb vitin 2024, sipas raportit \u201cDeloitte Property Index 2025\u201d, ku vendi yn\u00eb \u00ebsht\u00eb p\u00ebrfshir\u00eb p\u00ebr her\u00eb t\u00eb par\u00eb.<\/p>\n<p>\u00c7mimi mesatar i apartamenteve n\u00eb Shqip\u00ebri ka arritur n\u00eb 1620 euro p\u00ebr met\u00ebr katror, me rritje 16.6% n\u00eb krahasim me vitin e m\u00ebparsh\u00ebm, duke u renditur e dyta me shtrenjtimin m\u00eb t\u00eb lart\u00eb pas Polonis\u00eb (19.3%) me k\u00ebt\u00eb t\u00eb fundit q\u00eb u ndikua nga politikat subvencionuese t\u00eb qeveris\u00eb p\u00ebr strehimin.<\/p>\n<p>N\u00eb total, n\u00ebnt\u00eb vende regjistruan rritje mbi 10%, duke n\u00ebnvizuar presionet e vazhdueshme t\u00eb k\u00ebrkes\u00ebs dhe uljen e p\u00ebrballueshm\u00ebris\u00eb s\u00eb banesave n\u00eb shum\u00eb pjes\u00eb t\u00eb kontinentit. (Bosnj\u00eb-Hercegovin\u00ebn dhe Izraelin (t\u00eb dyja +12.7%); Hungarin\u00eb (+11.9%); Kroacin\u00eb dhe Rumanin\u00eb (t\u00eb dyja +11.5%); Italin\u00eb (+11.2%); Greqin\u00eb (+10.2%). N\u00eb t\u00eb kund\u00ebrt, i vetmi vend q\u00eb regjistroi nj\u00eb r\u00ebnie t\u00eb ndjeshme vjetore t\u00eb \u00e7mimeve t\u00eb ofertave ishte Turqia, ku \u00e7mimet ran\u00eb me -12.0%, duke sh\u00ebnuar r\u00ebnien m\u00eb t\u00eb madhe n\u00eb krahasimin e k\u00ebtij viti.<\/p>\n<p>Tirana dhe Vlora renditen gjithashtu nd\u00ebr qytetet me rritjen m\u00eb t\u00eb lart\u00eb t\u00eb \u00e7mimeve n\u00eb vendet e p\u00ebrfshira n\u00eb raportin e Deloitte.\u00a0 \u201cDuke shqyrtuar ndryshimet vjetore t\u00eb \u00e7mimeve mesatare t\u00eb ofertave, disa qytete p\u00ebrjetuan rritje t\u00eb forta. Krakovi kryesoi renditjen me nj\u00eb rritje prej 28.1%, i ndjekur ngusht\u00eb nga Jerusalemi (+25.2%) dhe qytetet shqiptare, Tirana dhe Vlora (t\u00eb dyja me +25.0%)\u201d. N\u00eb Beograd, p\u00ebr t\u00eb nj\u00ebjt\u00ebn periudh\u00eb, \u00e7mimet kan\u00eb r\u00ebn\u00eb me 0.9%.<\/p>\n<p><span style=\"font-style: inherit; font-weight: inherit;\">N\u00eb Tiran\u00eb, \u00e7mimi mesatar ka arritur n\u00eb 2 mij\u00eb euro p\u00ebr met\u00ebr katror dhe n\u00eb Vlor\u00eb 2400 euro p\u00ebr met\u00ebr katror, nd\u00ebrsa n\u00eb Durr\u00ebs n\u00eb 1350 euro p\u00ebr met\u00ebr katror.<\/span><\/p>\n<p>T\u00eb dy qytetet shqiptare kan\u00eb par\u00eb nj\u00eb interes t\u00eb shtuar si nga bler\u00ebs vendas, ashtu edhe nga ata nd\u00ebrkomb\u00ebtar\u00eb. Ve\u00e7an\u00ebrisht Vlora ka p\u00ebrfituar nga zgjerimi i shpejt\u00eb i sektorit t\u00eb turizmit dhe nga zhvillimet e m\u00ebdha infrastrukturore \u2013 p\u00ebrfshir\u00eb Aeroportin e Vlor\u00ebs (q\u00eb pritet t\u00eb p\u00ebrfundoj\u00eb deri n\u00eb fund t\u00eb vitit 2025 ose fillim t\u00eb vitit 2026), si dhe investimet strategjike n\u00eb vazhdim si Bypassi i Vlor\u00ebs dhe Tuneli i Llogaras\u00eb, thuhet n\u00eb raport.<\/p>\n<p>N\u00eb rritje kan\u00eb qen\u00eb dhe \u00e7mimet e qirave, sidomos n\u00eb Vlor\u00eb (+25%) dhe Durr\u00ebs( 22.5%).<\/p>\n<p>\u201cN\u00eb rastin e qyteteve shqiptare si Vlora dhe Durr\u00ebsi, rritja relativisht e madhe e \u00e7mimeve t\u00eb qiras\u00eb u ndikua kryesisht nga shtimi i k\u00ebrkes\u00ebs sezonale p\u00ebr qira afatshkurtra. Ve\u00e7an\u00ebrisht n\u00eb k\u00ebto zona bregdetare, aktiviteti i shtuar nga sektori i turizmit ka ushtruar presion n\u00eb rritje mbi qirat\u00eb, duke reflektuar nj\u00eb ndryshim n\u00eb dinamikat e tregut lokal t\u00eb banesave gjat\u00eb sezoneve kulmore\u201d.<\/p>\n<p>N\u00eb Tiran\u00eb, qirat\u00eb p\u00ebr apartamente 1+1 jan\u00eb rritur me rreth 20%, duke shkuar n\u00eb 500\u2013800 euro n\u00eb muaj, e nxitur kryesisht nga k\u00ebrkesa e lart\u00eb p\u00ebr qira afatshkurtra nga turist\u00ebt. N\u00eb qytetet bregdetare, si Vlora dhe Durr\u00ebsi, sezoni turistik ka ushtruar presion t\u00eb ndjesh\u00ebm mbi tregun e qirave, duke e b\u00ebr\u00eb gjithnj\u00eb e m\u00eb t\u00eb v\u00ebshtir\u00eb p\u00ebr vendasit t\u00eb p\u00ebrballojn\u00eb koston e strehimit.<\/p>\n<p>N\u00eb p\u00ebrmbledhjen p\u00ebr Shqip\u00ebrin\u00eb thuhet se agjent\u00ebt raportojn\u00eb rritje \u00e7mimesh pothuajse n\u00eb t\u00eb gjitha zonat, me rritje ve\u00e7an\u00ebrisht t\u00eb forta n\u00eb Tiran\u00eb dhe zon\u00ebn bregdetare. Indeksi i \u00e7mimeve t\u00eb shitjes n\u00eb Tiran\u00eb u rrit me 26.2% n\u00eb gjysm\u00ebn e dyt\u00eb t\u00eb vitit 2024 krahasuar me periudh\u00ebn e m\u00ebparshme dhe me 56% krahasuar me nivelin e nj\u00eb viti m\u00eb par\u00eb.<\/p>\n<p>\u00c7mimet e k\u00ebrkuara nga shit\u00ebsit u rrit\u00ebn ndjesh\u00ebm gjat\u00eb vitit 2024. P\u00ebr shembull, \u00e7mimi mesatar p\u00ebr met\u00ebr katror (m\u00b2) n\u00eb Tiran\u00eb u rrit n\u00eb 2,000 euro\/m\u00b2 (nga 1,600 euro\/m\u00b2 nj\u00eb vit m\u00eb par\u00eb) deri n\u00eb fund t\u00eb vitit 2024, i nxitur nga zhvillimi urban dhe k\u00ebrkesa e lart\u00eb. Lokacionet m\u00eb t\u00eb k\u00ebrkuara n\u00eb qend\u00ebr t\u00eb qytetit (zona si Blloku dhe p\u00ebrreth Sheshit \u201cSk\u00ebnderbej\u201d) arrijn\u00eb tashm\u00eb 3,000\u20133,500 euro\/m\u00b2 ose m\u00eb shum\u00eb, nd\u00ebrsa edhe lagjet periferike e kalojn\u00eb kufirin prej 1,000 euro\/m\u00b2.<\/p>\n<p>Edhe qytetet bregdetare sh\u00ebnuan rritje: \u00e7mimet aktuale t\u00eb apartamenteve n\u00eb Vlor\u00eb variojn\u00eb mesatarisht rreth 1,500\u20131,800 euro\/m\u00b2 (m\u00eb t\u00eb lartat p\u00ebr pamje nga deti) dhe normat e qiras\u00eb arrijn\u00eb rreth 5%. Gjithashtu, projektet rezidenciale luksoze buz\u00eb detit (p.sh. Dh\u00ebrmi, Sarand\u00eb) arrit\u00ebn n\u00eb 1,500\u20132,500 euro\/m\u00b2, nd\u00ebrsa nj\u00ebsit\u00eb premium n\u00eb vij\u00ebn e par\u00eb t\u00eb plazhit mund t\u00eb kapin deri n\u00eb 3,500 euro\/m\u00b2.<\/p>\n<p>Segmenti i qirave rezidenciale u zgjerua n\u00eb vitin 2024. Statistikat zyrtare tregojn\u00eb t\u00eb ardhura totale nga qirat\u00eb prej rreth 350 milion\u00eb eurosh n\u00eb vitin 2024 (me rritje rreth 10% n\u00eb baza vjetore).<\/p>\n<p>K\u00ebrkesa e fort\u00eb nga turizmi afatshkurt\u00ebr rriti qirat\u00eb me 20% n\u00eb fund t\u00eb vitit 2024, me apartamentet nj\u00ebdhom\u00ebshe (1+1) n\u00eb Tiran\u00eb q\u00eb arrijn\u00eb rreth 500\u2013800 euro n\u00eb muaj (rreth 8\u201312 euro\/m\u00b2).<\/p>\n<p>N\u00eb p\u00ebrmbledhje, raporti Deloitte n\u00ebnvizon se tregu i pasurive t\u00eb paluajtshme n\u00eb Europ\u00eb po p\u00ebrballet me sfida t\u00eb m\u00ebdha n\u00eb p\u00ebrballueshm\u00ebrin\u00eb e banesave, teksa rritja e vazhdueshme e \u00e7mimeve po e b\u00ebn gjithnj\u00eb e m\u00eb t\u00eb v\u00ebshtir\u00eb aksesin n\u00eb strehim p\u00ebr shtresat e gjera t\u00eb popullsis\u00eb.
