N\u00eb at\u00eb vit, paga mesatare reale (e indeksuar me inflacionin ku si baz\u00eb \u00ebsht\u00eb viti 2020) ishte rreth 51 mij\u00eb lek\u00eb, sipas t\u00eb dh\u00ebnave zyrtare t\u00eb INSTAT. Nj\u00eb apartament 70 metra katror kushtonte rreth 56 mij\u00eb euro.<\/p>\n<p>N\u00eb at\u00eb vit kursi ishte n\u00eb disavantazh t\u00eb bler\u00ebsit, pasi euro k\u00ebmbehet mesatarisht me gati 140 lek\u00eb dhe si rrjedhoj\u00eb, nj\u00eb apartament, i konvertuar n\u00eb monedh\u00ebn vendase kushtonte rreth 8 milion\u00eb lek\u00eb. P\u00ebr t\u00eb bler\u00eb nj\u00eb sht\u00ebpi nevojitej q\u00eb individi t\u00eb punonte mesatarisht 13.1 vite.<\/p>\n<p>N\u00eb vitin 2024, \u00e7mimi mesatar i nj\u00eb apartamenti n\u00eb Tiran\u00eb ishte 2100 euro p\u00ebr met\u00ebr katror, ose gati tre her\u00eb m\u00eb i lart\u00eb se nj\u00eb dekad\u00eb m\u00eb par\u00eb. Shtrenjtimi i \u00e7mimeve ka qen\u00eb ve\u00e7an\u00ebrisht i shpejt\u00eb n\u00eb tre vitet e fundit, me mesatarisht 30-40% n\u00eb vit, sipas t\u00eb dh\u00ebnave nga Keydata deri n\u00eb vitin 2023 dhe Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb, q\u00eb mat ndryshimin vjetor t\u00eb \u00e7mimeve t\u00eb apartamenteve sipas indeksit Fischer, n\u00eb 2024-n.<\/p>\n<p>Nj\u00eb apartament 70 metra katror kushton 147 mij\u00eb euro, nga 56 mij\u00eb euro nj\u00eb dekad\u00eb m\u00eb par\u00eb. Ndon\u00ebse paga mesatare ka arritur n\u00eb 77.5 mij\u00eb lek\u00eb\/muaj, paga mesatare reale (e indeksuar me inflacionin, \u00e7ka mat fuqin\u00eb reale bler\u00ebse) ishte 66.1 mij\u00eb lek\u00eb, p\u00ebr shkak t\u00eb shtrenjtimit t\u00eb fort\u00eb t\u00eb \u00e7mimeve vitet e fundit, q\u00eb b\u00ebn q\u00eb paga t\u00eb shpenzohet m\u00eb shpejt p\u00ebr blerjen e t\u00eb nj\u00ebjtave produkte.<\/p>\n<p>Nj\u00eb avantazh p\u00ebr bler\u00ebsin n\u00eb 2024-n \u00ebsht\u00eb r\u00ebnie e euros, q\u00eb u k\u00ebmbye me rreth 100.7 lek\u00eb, si mesatare vjetore, sipas Bank\u00ebs s\u00eb Shqip\u00ebris\u00eb, q\u00eb ka amortizuar deri diku shtrenjtimin e fort\u00eb t\u00eb \u00e7mimeve t\u00eb apartamenteve.<\/p>\n<p>I konvertuar n\u00eb lek\u00eb, nj\u00eb apartament 70 metra katror kushton 14.8 milion\u00eb lek\u00eb, nga 7.8 milion\u00eb lek\u00eb nj\u00eb dekad\u00eb m\u00eb par\u00eb. P\u00ebr t\u00eb bler\u00eb k\u00ebt\u00eb apartament tashm\u00eb duhen gati 19 paga vjetore reale bruto (18.6), ose gati 6 vite m\u00eb shum\u00eb sesa nj\u00eb dekad\u00eb m\u00eb par\u00eb.<\/p>\n<p>Duke e llogaritur m\u00eb pag\u00ebn nominale p\u00ebr vitin 2024 (77.5 mij\u00eb lek\u00eb n\u00eb muaj) do t\u00eb duheshin 15.9 vite pun\u00eb p\u00ebr blerjen e nj\u00eb apartamenti n\u00eb 2024.<\/p>\n<p>N\u00eb praktik\u00eb, kjo do t\u00eb thot\u00eb se nj\u00eb i ri ose nj\u00eb familje q\u00eb mb\u00ebshtetet vet\u00ebm n\u00eb t\u00eb ardhurat nga puna e tyre e ka gjithnj\u00eb e m\u00eb t\u00eb v\u00ebshtir\u00eb t\u00eb siguroj\u00eb nj\u00eb sht\u00ebpi. Pabarazia midis ritmit t\u00eb rritjes s\u00eb \u00e7mimeve t\u00eb banesave dhe rritjes s\u00eb pagave po thellon problemin social t\u00eb strehimit, duke i shtyr\u00eb shum\u00eb qytetar\u00eb drejt qiras\u00eb afatgjat\u00eb ose emigracionit, ku mund\u00ebsit\u00eb p\u00ebr t\u00eb bler\u00eb nj\u00eb sht\u00ebpi jan\u00eb m\u00eb reale.<\/p>\n<p>Arsyet e rritjes s\u00eb shpejt\u00eb t\u00eb \u00e7mimeve t\u00eb banesave lidhen me disa faktor\u00eb si shtrenjtimi i kostove t\u00eb nd\u00ebrtimit p\u00ebr shkak dhe t\u00eb p\u00ebrmir\u00ebsimit t\u00eb cil\u00ebsis\u00eb, rritjes s\u00eb pagave t\u00eb punonj\u00ebsve, p\u00ebrqindjes s\u00eb sip\u00ebrfaqes q\u00eb u jepet pronar\u00ebve t\u00eb tok\u00ebs, shtimit t\u00eb taksave t\u00eb Bashkis\u00eb, si taksa e strehimit, infrastruktur\u00ebs, apo dhe shtrenjtimi i \u00e7mimeve t\u00eb referenc\u00ebs dy vitet e fundit q\u00eb shtoi automatikisht taksat e strehimit dhe ndikimit n\u00eb infrastruktur\u00eb, q\u00eb nd\u00ebrtuesit i kaluan menj\u00ebher\u00eb n\u00eb \u00e7mim.
