P\u00ebr Shoqat\u00ebn e Nd\u00ebrtuesve t\u00eb Shqip\u00ebris\u00eb, shtrenjtimi i \u00e7mimit t\u00eb banesave u ndikua nga shtimi i detyrimeve t\u00eb nd\u00ebrtuesve, ve\u00e7an\u00ebrisht p\u00ebr taks\u00ebn e ndikimit n\u00eb infrastruktur\u00eb, pas rritjes s\u00eb referencave dhe pagave p\u00ebr pun\u00ebtor\u00ebt. Nd\u00ebrtuesit paralajm\u00ebrojn\u00eb se rritja e \u00e7mimit te nj\u00ebsit\u00eb rezidenciale nuk do t\u00eb ndalet edhe n\u00eb dy vitet e ardhshme.<\/p>\n<p>Dorina Azo<\/p>\n<p>\u00c7mimet e apartamenteve n\u00eb Tiran\u00eb vet\u00ebm po shtrenjtohen. Nga v\u00ebzhgimi i \u201cMonitor\u201d n\u00eb terren, \u00e7mimet n\u00eb periferi jan\u00eb mbi 1,000 euro p\u00ebr met\u00ebr katror dhe af\u00ebr qendr\u00ebs, mbi 2,000 euro met\u00ebr katror. Te banesat e zonave periferike \u00e7mimet jan\u00eb rritur me 11-31%.<\/p>\n<p>Af\u00ebr qendr\u00ebs, rritja shkon rreth 9% dhe brenda Unaz\u00ebs s\u00eb Vog\u00ebl t\u00eb Tiran\u00ebs, apartamentet shiten me \u00e7mime nga 2,100 deri n\u00eb 2,300 euro p\u00ebr met\u00ebr katror. N\u00eb vlera, luhatja e tyre varion nga 150 deri n\u00eb 300 euro p\u00ebr met\u00ebr katror krahasuar me vjet.<\/p>\n<p>Sipas kryetarit t\u00eb Shoqat\u00ebs s\u00eb Nd\u00ebrtuesve t\u00eb Shqip\u00ebris\u00eb, Erjon Harizi, shtrenjtimi u ndikua nga shtimi i detyrimeve t\u00eb nd\u00ebrtuesve p\u00ebr taks\u00ebn e ndikimit n\u00eb infrastruktur\u00eb, pas rritjes s\u00eb \u00e7mimeve t\u00eb referenc\u00ebs, kostove direkte p\u00ebr paga t\u00eb pun\u00ebtor\u00ebve dhe materialeve.<\/p>\n<p>Blerja e sht\u00ebpis\u00eb \u00ebsht\u00eb nj\u00eb nga investimet m\u00eb afatgjat\u00eb q\u00eb kryhet vet\u00ebm nj\u00eb her\u00eb. N\u00eb rrug\u00ebn e \u201cKokonoz\u00ebve\u201d, te dy kantieret e reja t\u00eb nd\u00ebrtimit, rresht nj\u00ebri pas tjetrit, \u00e7mimet variojn\u00eb nga 1,300 deri n\u00eb 1,500 euro p\u00ebr met\u00ebr katror.<\/p>\n<p>\u201c85% e apartamenteve jan\u00eb prenotuar p\u00ebr blerje\u201d, pohoi nj\u00eb nga menaxher\u00ebt e zyr\u00ebs s\u00eb shitjes. Ai tha se rritja \u00ebsht\u00eb ndikuar nga kostoja e lart\u00eb p\u00ebr punime cil\u00ebsore t\u00eb brendshme dhe t\u00eb fasad\u00ebs s\u00eb jashtme dhe pagat e larta p\u00ebr pun\u00ebtor\u00ebt.<\/p>\n<p>N\u00eb nj\u00eb nga komplekset pothuajse t\u00eb p\u00ebrfunduara n\u00eb rrug\u00ebn \u201cXhanfize Keko\u201d n\u00eb zon\u00ebn e Porcelanit, administratori p\u00ebr shitjet pohoi se \u00e7mimet variojn\u00eb nga 1,450 deri n\u00eb 1,500 euro p\u00ebr met\u00ebr katror.<\/p>\n<p>Nga nd\u00ebrtuesit, t\u00eb nj\u00ebjtat nivele \u00e7mimesh ofroheshin edhe p\u00ebr dy objektet e reja, nj\u00eb n\u00eb zon\u00ebn e Xhamllikut dhe tjetri n\u00eb Kinostudio. Nd\u00ebrsa m\u00eb 2021, n\u00eb periudh\u00ebn pas pandemis\u00eb, \u00e7mimet e apartamenteve t\u00eb reja ndryshuan me 36% (nga 1,100 euro arrit\u00ebn n\u00eb 1,500 euro p\u00ebr met\u00ebr katror).<\/p>\n<p>\u00c7mimet kan\u00eb sh\u00ebnuar rritje edhe n\u00eb zon\u00ebn e Freskut, kryesisht tek objektet ekzistuese, nga 800 deri n\u00eb 900 euro q\u00eb ishin vjet, n\u00eb vitin 2024 jan\u00eb 1,000 euro p\u00ebr met\u00ebr katror (rritja varion 12-25%).<\/p>\n<p>N\u00eb skajin tjet\u00ebr t\u00eb periferis\u00eb s\u00eb Tiran\u00ebs, \u201cAstiri\u201d, sipas agjent\u00ebve imobiliar\u00eb, \u00e7mimet e pronave n\u00eb vij\u00ebn e par\u00eb jan\u00eb 1,600 euro p\u00ebr met\u00ebr katror. Vjet, \u00e7mimi maksimal i shitjes p\u00ebr k\u00ebt\u00eb zon\u00eb ishte 1,300 euro p\u00ebr met\u00ebr katror (rritja 23%).<\/p>\n<p>Nga t\u00eb dh\u00ebnat e marra nga zyrat e pasurive t\u00eb paluajtshme, apartamente me \u00e7mime 1,000 euro p\u00ebr met\u00ebr katror po tregtohen edhe n\u00eb Sauk.
